Wherever you buy — Lagos, Abuja or anywhere else — paperwork makes or breaks a purchase. Ask for the land title (C of O, Governor's Consent or a registered deed), confirm the land is free of government acquisition, and have an independent lawyer run a search at the state Lands Registry before any deposit — not after.
If you have the funds, a one-time payment saves you the entire interest cost. If not, the 55%-upfront installment plan lets you lock in a home now and spread the balance over 12, 24 or 36 months — budget for the monthly payment plus a small buffer for finishing and moving costs.
Prefab homes are built in a controlled factory environment, so weather delays, material waste and quality variation drop dramatically. Assembly on prepared land takes weeks, not the many months of conventional building — which is why we can typically deliver in 10–12 weeks after your down payment.
Look beyond the price per plot: access roads, drainage, power and water infrastructure, and the pace of development around the estate all shape what your land will be worth in five years. Serviced plots in a managed development usually beat cheap land in the middle of nowhere.
A well-located home can earn rental income while it appreciates. Housing investments targeting 30–35% projected yearly returns — or co-owning a development proportional to your contribution — put your money into an asset you can see and visit, not a promise.
Set aside a small yearly budget (commonly 1–2% of the property value) for upkeep: painting, roof checks, plumbing and drainage. Prefab structures are low-maintenance by design, but timely small repairs protect your resale value and your tenants' experience.
